Terms of use
The rules for using Landlord's Corner, SafeTick, TenancyTick, TenantPulse, our free checks, our plans and our shop.
Draft: the parts highlighted in yellow need filling in, and these terms should be checked by a solicitor before launch.
1. Who we are
Landlord's Corner is run by Park Lodge Operations Ltd, trading as Landlord's Corner, company number 17047336, registered at 61 King Street, Wrexham, LL11 1HR, Wales. By creating an account or using our tools, you agree to these terms and our privacy notice.
2. Plans, prices and payment
- Always free. The Landlord MOT, the Property Health Check and the fire risk assessment template are always free. You never need a plan or a card to use them.
- Plans. SafeTick, TenancyTick and TenantPulse come in three plans: Essentials, Plus and Complete. Each plan covers all your properties. You can see what's in each plan and the current prices on our pricing page.
- Paying. Plans are paid monthly or yearly, in advance, by card. Payments are handled by Stripe. We never see or store your full card details.
- One-off use. Some tools can also be bought once, without a plan. For example, you can pay for a single TenancyTick inventory report. A one-off purchase is paid when you buy it and doesn't renew. What it includes is shown before you pay. A one-off report is used when you finish and lock a record, and unused reports don't run out.
- Prices. All prices are in pounds. We're not VAT-registered, so no VAT is charged.
- Founding member prices. If you join at a founding member price, you keep that price for as long as your plan stays active. If you cancel and come back later, you'll pay the price at that time.
- Price changes. We may change our prices. If a change affects you, we'll email you at least 30 days before it applies to your next payment. You can cancel before then if you don't want to continue.
- Free access links. Sometimes we give free access through an invite link. It lasts for the time shown on the link. When it ends, you'll need a plan to keep using the tools. We'll never charge you without you choosing a plan first.
- New tools. We may add more tools to plans over time. We'll tell you when we do.
Free trial
Your first plan comes with a 14-day free trial. You add your card at the start, but you won't be charged until the trial ends. Cancel before then and you pay nothing. Otherwise your plan starts and your first payment is taken on day 15. You get one free trial per customer.
Cancelling and changing your plan
- You can cancel at any time from Plans in your account (the "Manage billing" button). Your plan stays on until the end of the period you've paid for, then stops. You won't be charged again.
- We don't refund part-used months or years, except where the law says we must.
- If you switch plans, the time you hadn't used on your old plan is credited against your next bill.
- If a payment fails, we'll let you know. If it still isn't paid, we may pause your plan until it is. Your records stay safe while it's paused.
Shop orders
Stickers, signs and bundles from our shop are printed for your property and sent by post. We aim to send them within 5 working days. Because they're printed with your own property's QR code, they're made to order. This means the usual 14-day "change of mind" return doesn't apply. If anything arrives damaged, faulty or wrong, tell us within 14 days and we'll replace it or refund you. This doesn't affect your legal rights.
3. What our tools do, and don't do
- SafeTick, TenancyTick and TenantPulse help you keep records. They don't carry out safety inspections, and they don't replace the servicing, certificates and repairs the law requires.
- The Landlord MOT and Property Health Check give general information. They're not legal, tax or financial advice. For your situation, speak to a solicitor, accountant or mortgage broker.
- Good records make your position much stronger, but we can't promise that a court, council, insurer or tribunal will accept any particular record.
4. Your responsibilities as a landlord or agent
- Landlord's Corner is for people who own, manage or run rental property. When you create an account, you confirm that's you.
- You're responsible for meeting your legal duties as a landlord, including alarms, certificates, deposits and the documents you give tenants.
- When you use our tools to record information about tenants or other people, you're responsible for having a lawful reason to do so and for telling them. Our privacy notice explains what we do with it.
- Only record things that are true. Don't use the tools to mislead anyone.
- Keep your login safe, and tell us straight away if you think someone else has used it.
- If a tenant reports a fault or something unsafe, it's your job to act on it. We pass it on, but we can't fix it.
5. Records can't be changed
To make records trustworthy, safety checks and signed TenancyTick records are locked once they're sent. You can add a "fixed" date to a fault, but you can't edit or delete the original. If something was recorded by mistake, contact us.
6. Fair use
Don't try to break, overload or get around the security of the service, upload anything unlawful, or use it to harass anyone. We can suspend accounts that do.
7. Your data and ending your account
Your records belong to you. You can download PDFs of your records at any time. Cancelling your plan doesn't delete your records. You can close your account completely whenever you like by emailing [email protected]. We'll give you the chance to export your records first.
8. Landlord Lottery
- Landlord Lottery is coming soon and isn't open yet. Our plans don't include any lottery or prize draw entry. Joining the waitlist is free, commits you to nothing, and no money is taken.
- No draw will take place until the full Landlord Lottery rules are published. Those rules will cover how entry works, who can enter (18+ and UK only), the prizes and how winners are chosen. They'll follow UK gambling and prize draw law.
9. Our liability
We work hard to keep the service running and accurate, but it's provided "as is" and may occasionally be unavailable. To the extent the law allows, we're not liable for indirect losses, lost rent or profits, or losses caused by records you didn't keep or faults you didn't act on. Our total liability to you in any year is limited to the amount you've paid us in the 12 months before the claim, or £100 if you haven't paid us anything. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or anything else the law doesn't allow us to limit.
10. Changes and contact
We may update these terms. We'll tell account holders about important changes by email before they take effect. These terms are governed by the law of England and Wales. Questions: [email protected].
