Privacy notice
What we collect, why, who we share it with, and your rights. Written in plain English.
Draft: the parts highlighted in yellow need filling in, and this notice should be checked by a solicitor before launch.
Who we are
Landlord's Corner (including SafeTick, TenancyTick, TenantPulse, the Landlord MOT, the Property Health Check and the Landlord Lottery waitlist) is run by Park Lodge Operations Ltd, trading as Landlord's Corner, company number 17047336, registered at 61 King Street, Wrexham, LL11 1HR, Wales. We've paid the data protection fee to the Information Commissioner's Office (ICO) and our registration is being processed (application C2057272, 12 October 2026). We'll add our registration number here as soon as it's issued.
Questions about your data: email [email protected].
Two different roles
When you use our website or create an account, we decide how your information is used. We're the "controller".
When a landlord uses our tools to keep records about their property and tenants (for example alarm checks or a signed inventory), the landlord decides what's recorded and why. The landlord is the controller and we store and process that information on their behalf, as their "processor". If you're a tenant and want to know what your landlord holds about you, ask your landlord first. We'll help them answer.
TenantPulse is different again: tenants give their answers to us, not their landlord. We only pass the landlord overall scores and topics, never who said what (see below).
What we collect
| Who | What | Why |
|---|---|---|
| Landlords and agents with an account | Email address, password (stored encrypted by our login provider, we can't see it), your properties (name, address, postcode, map location), your settings, and the records you create | To provide the service you signed up for (contract) |
| Anyone doing a SafeTick check | First name, the check result and any fault description, a photo, the time, your location at the time (if you allow it), and basic device information | To give the landlord proof the safety check was done, where and when (the landlord's legitimate interest and legal duties) |
| Tenants signing a TenancyTick record | Name, email (if given), signature, photos of the property, the documents ticked as received, the language used, and the location at sign-off | To create a signed record of the property's condition and the documents given (the landlord's legitimate interest and legal duties) |
| Tenants answering TenantPulse | Your answers and comments, your first name only if you choose to give it, your location at the time (if you allow it), and a random code saved on your phone | To produce an anonymous scorecard on how the home is managed, to stop duplicate or fake answers, and to pass on anything you report as unsafe (legitimate interests; vital interests for safety reports) |
| Landlords who pay for a plan or order from our shop | Your name, billing details, delivery address (for shop orders), what you bought and your payment history. Card details are taken by Stripe; we never see your full card number | To take payment, deliver your order and keep tax records (contract; legal obligation) |
| Website visitors who fill in a form | Name and email if given, and your answers (Landlord MOT, Health Check, Lottery waitlist, ideas) | To send you your results or updates you asked for, and to decide what to build next (consent / legitimate interests) |
TenantPulse: how we keep it anonymous
- Your landlord and letting agent never see individual answers, names or comments.
- They see an overall score and the topics raised, and only once at least 3 people have answered, so nobody can be picked out.
- If you say something is unsafe, we pass what you wrote to the landlord so it can be fixed. We don't pass on your name unless you give it and ask us to.
- The random code on your phone is only used to stop the same phone answering twice. It isn't linked to your name.
Who we share it with
We don't sell your information, and we don't use advertising trackers. We use these companies to run the service:
- Supabase: our database, file storage and login system. Stored in London, UK (eu-west-2).
- Cloudflare: hosts the website.
- Stripe: takes card payments and manages subscriptions.
- Resend: sends our emails (alerts, records, results).
- postcodes.io: looks up the location of a postcode when a landlord adds a property.
- Google Fonts, jsDelivr and cdnjs: deliver fonts and code libraries to your browser, which means they see your device's IP address.
Some of these providers may process data outside the UK. Where they do, they use approved safeguards such as the UK's International Data Transfer Addendum. We'll also share information if the law requires it.
Signed records and links
A signed TenancyTick PDF is emailed to the landlord and tenant and stored at a long, random, unlisted web link so both can open it. Anyone who has the link can open the PDF, so please don't share it publicly.
How long we keep it
- Account and property records: while the landlord's account is open, because they're evidence the landlord may need. When an account is closed, we delete the records within 90 days unless the landlord asks us to keep or export them first.
- Signed records are locked and can't be changed. They're kept as long as the landlord's account.
- TenantPulse answers: 2 years, then deleted. Scorecards stay with the landlord's account.
- Website forms: until you ask us to remove them, or 2 years without contact.
Your phone or computer
We don't use advertising or tracking cookies. We save a few small things on your device to make the pages work: your login, your language choice, a draft you haven't finished, and (for TenantPulse) the random code described above.
Your rights
You can ask to see the information we hold about you, correct it, delete it, limit how it's used, object, or get a copy to take elsewhere. Email [email protected]. We'll reply within a month. Where we're only processing records for a landlord, we'll pass your request to them and help them answer.
If you're unhappy with how we've handled your information, you can complain to the Information Commissioner's Office: ico.org.uk/make-a-complaint, 0303 123 1113.
Changes
If we change this notice, we'll update the date at the top, and tell account holders by email about anything important.
