Fire risk assessment template

For HMOs, shared houses and buildings with shared hallways or stairs. Work through it step by step, room by room, then download it as a PDF and keep it on file.

Best: a professionalA qualified fire risk assessor knows what to look for, especially in larger or complicated buildings.
OK: you, if you're competentThe law lets the person in control do it themselves if they have enough training, experience or knowledge. This template helps.
Not OK: nothing at allNo assessment means no plan, no evidence, and no defence if something goes wrong.

In England and Wales, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment of the shared parts of HMOs and blocks, kept under review. Scotland and Northern Ireland have their own fire safety laws with similar duties. This template follows the five steps in the government's fire safety guidance. It's general guidance, not legal advice, and it doesn't replace a professional assessment. Your answers stay on this device: we don't see or store them.

Next: keep it working

Your assessment says test the alarms. SafeTick proves you did.

Put one QR code on the wall. Your tenant or cleaner does the weekly or monthly test, takes a photo, and you get a dated log, ready for a council, insurer or court.
