"I gave them the gas certificate." Can you prove it?

Deposit disputes and possession claims are decided on evidence. In Wales, a section 173 notice can be invalid if the tenant didn't get the written contract, EPC, gas safety record or EICR. In England, section 21 has gone, so your records matter more than ever. A signed, dated record of what they received is the strongest answer you can give.

Does the tenant need to download anything?

No. They sign on your phone or tablet, and their copy arrives by email.

Can I use it for a normal house, not an HMO?

Yes. Choose "Whole property" and it records the whole house in one go.

What if the tenant won't sign?

Tick "The tenant wasn't present or refused to sign". The record says so, and you still get your locked PDF.

What does it cost?
