With AccessTick, the answer is yes.

"Can you prove it?"

"The tenant wouldn't let us in" is only a defence if you can prove it.

When a repair or safety check doesn't happen, it's your name on the claim, the improvement notice or the fine. A missed gas safety check, damp left untreated, a disrepair claim: you'll be asked what you did, and when.

The Health and Safety Executive's guidance on gas safety is clear: if a tenant won't give access, you need to show you took all reasonable steps, and keep a record of every attempt.

Proving access, the old way vs the AccessTick way

Sound familiar?

"I'm sure we sent someone"

  • A text to the tenant you can't find six months later
  • A tradesman who "knocked loads" but can't remember the date
  • An invoice for a call-out that doesn't say why they didn't get in
  • Your word against the tenant's, in front of a judge
The AccessTick way

One chain. Every attempt.

  • Written notice sent and logged before every visit
  • The tradesperson records the visit on site: photo, time and location
  • No answer or refused? You're told straight away, with the follow-up ready to send
  • Download the full evidence log in seconds

Every visit becomes a link in the chain

Pick the property, the job and who's going. Use your regular trades, or add someone new just this once.

They tap the link when they arrive

No app or account. Take a photo, tap what happened ("No answer", "Refused access"), tick what they tried, and send.

The chain builds itself

Notices, visits and follow-ups join one timeline per issue. Book the next attempt with one tap, and download the evidence log whenever you need it.

What the judge actually sees

Every attempt gets its own page in the evidence log. Here's why it stands up.

  1. Server time, not phone timeTimed by our server, so nobody can backdate it.
  2. A stamped photoTime, job reference, address and location burned into the picture.
  3. Distance from the propertyHow far the tradesperson's phone was from the front door.

If a tenant is aggressive, the tradesperson is told to leave and can record it without a photo. Their safety comes first.

Questions

Does the tradesperson need an app or an account?

No. They get a link by WhatsApp or email and open it on their phone. It takes about 30 seconds.

Can I use a tradesperson I've never used before?

Yes. Save your regular trades for two-tap booking, or add anyone as a one-off. You only need their name and a mobile number or email.

Are WhatsApp messages sent automatically?

WhatsApp opens on your phone with the message already written, so you just press send. It's logged in the chain with the time. If you add an email address, we send the notice or link by email for you and log it automatically.

Does it prove what happened at the door?

It proves the visit was booked, the tenant was told, and the tradesperson was there at that time (photo, server time and their phone's location), plus what they reported. Together with your notices and follow-ups, that's strong evidence that you took reasonable steps. It isn't legal advice, and no record can guarantee the outcome of a case.

What does it cost?

AccessTick is included in the Complete plan, along with SafeTick, TenancyTick and TenantPulse, for up to 25 properties. Founding members keep their price for as long as they stay subscribed. See prices

Next time they ask "can you prove it?", hand them the log.
